- We all sign a managing agency agreement.
- Property Solutions 101 then immediately advertises the property, including internet advertising on RealEstate.com, a For Lease sign is erected at the property and we contact our prospective tenant list.
- We hold inspections on request (a point of difference), as well as advertise regular open homes.
- Once applications are received from potential tenants, references are checked and facts such as employment and income are validated. All applications are checked on TICA (which is a database listing tenants who have previously breached their lease agreements). Depending on the circumstances, this can be a factor, which makes a tenant a less desirable option.
- We make sure that the tenant and the property are a good match.
- We present the approved applications to our Landlord for their approval.
- We contact the tenant to organise a lease sign up.
- Next we conduct an in-going inspection of the property including photos and written descriptions. This is a lengthy process and the resulting report provides details of the condition of the property.
- We undertake a lease signing meeting and fully explain the tenants responsibilities and expectations according to the lease agreement. The tenant signs the lease and collects the keys to the property.
- 6-8 weeks after the tenant has moved in we will conduct a routine inspection of the property to make sure all is running smoothly and the tenant has settled in well.
- Inspections are then 3-monthly with landlords encouraged to attend one inspection per year if their time allows it.
